Setting a new benchmark in apartment living to this inner city neighbourhood, XXXII’s scale responds appropriately to the existing grain of its context. This is achieved within a traditional and easily legible base middle top composition and scaled back architectural elements. Removing the emphasis of verticality gives way to a more considered composition and a finer articulation of architectural elements.

The proposed material palette is subdued and refined; the muted tonal rusticated stone  to the ground floor a cements the base of the building;  generous planting of shrubs and climbers absorb the building into the ground. Painted concrete frames delineate the floor levels, creating contrasting linear horizontal elements.

Sensitivity to the privacy of the neighbouring properties is paramount; Level one is set back, providing a terraced area with dense planting to the northern boundary whilst level two and three are enveloped in perforated screens to deliberately obscure the view into the neighbouring properties, whilst delivering an uncompromised access to natural light. The penthouse level, level four, is set back, further dissolving the overall mass.

Internal layouts have a greater emphasis on a more generous mode of living, opening out onto balconies and terraced areas. The reduction of circulation gives way to a greater functionality of space, modes of living are folded out onto the exterior. An emphasis on luxury is translated into the fixtures and finishes to the interior spaces, inclusive of PoggenPohl kitchens.

The developers strong vision and our continuing relationship has culminated in a high quality design outcome for both project and practice.
